Lloyd Worth started in real estate; Gloria, Steve, and Josh each carried the work forward. Josh is the first to build — and Worth Properties is what he's building now.

Lloyd Worth and his brother Frank founded Worth Brothers in 1920, starting as a brokerage and expanding into property ownership and rentals in southern Maine. Lloyd and Frank built a reputation for fair dealing with customers, tenants, and suppliers — principles that defined the business.
Their daughter Gloria Worth Bishop inherited that legacy. She continued in real estate, owned and managed rental properties, and acted as her own general contractor and leasing agent. Gloria was a hands-on operator who modeled the values of the business — integrity, direct relationships, and fair treatment.
Steve Bishop, Gloria's son, learned the business by working alongside his mother. He absorbed those principles and carried them forward. Steve relocated to Florida and continued in property management and rentals, maintaining the family's commitment to quality and fairness.
Josh Bishop is the first generation to build. He brings four generations of real estate foundation to construction — the values Lloyd started, Gloria modeled, and Steve carried forward. Worth Properties is the evolution of that legacy.
Mr. Bishop is an accomplished financial executive and works with Worth Properties on acquisitions and financing of properties that they might acquire on their own behalf or for clients. Mr. Bishop has 35+ years of experience in finance, operations, and private equity. While in college, he earned his real estate broker’s license. He and his family owned a number of apartments in Maine where he grew up.
Steve is the Treasurer for Oceanside Conservation Trust (“OCT”). OCT is a nationally accredited land trust which works to conserve open space, scenic areas, and historic landmarks in Casco Bay Maine. He previously served as a board member for Promise Foundation. The Promise Foundation funds college educations for deserving young adults in Maine who would not be able to go to college without the Foundation’s support. Other charities that he supports and volunteers at include SailMaine (provides access to sailing for those with disabilities or who could not otherwise afford to sail) and Iron Gate in Tulsa, OK (food kitchen for those less fortunate)
Steve has a Bachelor of Science degree from the University of Maine and an MBA from Northeastern University.
Joshua started in construction at The Landing School in Kennebunk, Maine, where he learned design, construction fundamentals, and how to organize complex projects. He moved to Florida and worked as a project manager for a kitchen and flooring design company, overseeing renovations ranging from $5,000 to $500,000. That experience taught him how to manage projects at different scales and communicate with homeowners about scope and budget.
He then joined Advanced Property Solutions, where he learned to implement smart systems to solve problems efficiently — avoiding unnecessary work and cost. From there, he worked as a foreman and project manager for BTB Electric, managing crews and leading larger operational projects.
In 2019, Joshua and his father Stephen purchased an 18-unit apartment complex that required extensive structural renovation and operational restructuring. Joshua managed daily operations — leasing, maintenance, tenant relations, rent collection — while overseeing $200k+ in capital projects. He implemented smart management and financial systems while maintaining strong tenant relations. The complex achieved over 85% tenant retention throughout all capital expenditure projects.
That experience — managing construction while operating a real business, solving problems smartly, and treating people fairly — shaped his approach. In 2020, Joshua founded Worth Properties to apply that integrated knowledge to building homes. He brings construction expertise, operational discipline, and the family legacy of fair dealing to every project.
A separate venture
Neighborlee is Josh's separate venture addressing a critical gap in Palm Beach County — quality, affordable housing for the essential workforce. Teachers, first responders, healthcare workers, retail staff, and service industry workers are the backbone of the community. They deserve homes near where they work, at prices they can afford.
Neighborlee develops multifamily projects targeted at households earning 60–100% of area median income. Every unit is thoughtfully designed with the same attention to quality and craft that defines Worth Properties. The mission is simple: provide dignified, stable, affordable housing so working families don't have to choose between staying in the community they serve and affording a home.
